How Often Should You Clean Your Condenser Coils?

Dirty coils can drop efficiency by 30%. A simple yearly cleaning saves money and extends your unit's life.
The condenser is the big outdoor unit on the side of your house, and its only job is to dump heat from inside your home into the outside air. It does that by pushing air across a thin set of metal fins — the condenser coil. When those fins get coated in grass clippings, cottonwood fluff, pollen, and dust, the unit can't release heat efficiently. Your AC keeps running, but it's working twice as hard to do half the job.
The short answer: once a year, minimum
For most North Carolina homes, a thorough professional coil cleaning every spring is enough. If you have heavy tree cover, pets that shed outside, or you live near a dirt road, plan on twice a year — spring and fall. Commercial units that run year-round usually need quarterly cleanings.
What dirty coils actually cost you

Can you clean them yourself?
You can — carefully. Shut the power off at the disconnect, gently rinse the outside of the coil with a garden hose from the inside out (top down), and clear any leaves or debris from the base. Never use a pressure washer — the fins bend with almost no force and bent fins block airflow worse than dirt. Never use bleach or harsh chemicals; they corrode the aluminum.
What a professional cleaning includes
When J&I does a condenser cleanout, we pull the top, vacuum out debris, apply a non-acid coil cleaner that foams contaminants out from the inside of the fins, rinse with low pressure, straighten bent fins with a fin comb, and check refrigerant pressure once the unit is running clean. That's the difference between a rinse and a real cleaning — and it's why a properly cleaned unit can drop your power bill noticeably the very next month.
